New home sales strong at Taylor Morrison's Lucaya

The developer has sold nine homes since the beginning of May, including all remaining garden homes in Lucaya's Sonsette neighborhood.

With home prices and interest rates at their lowest in years, many residents stayed beyond the typical end of tourist season to continue looking for a new home, said John Heath, Taylor Morrison's area sales manager in Fort Myers and Naples. "Visits by seasonal customers didn't drop off this year," he said. "Many people stayed longer to look at homes because they realize it's a good time to buy."

Sales since May include seven garden homes in Lucaya's Sonsette neighborhood resulting in a complete sell-out of the community's garden homes. Two carriage homes were also sold in Lucaya's Hamilton neighborhood. Mr. Heath said traffic at Lucaya continues to be brisk even two months after the normal end of tourist season. "We're seeing a lot of people coming now specifically to look for homes, and not necessarily to vacation," he added.

Lucaya is set to begin construction on 10 new carriage homes in its Hamilton neighborhood and four coach homes in its Graycliff neighborhood. These homes will be ready for occupancy in December.

The May and June sales bring the number of homes sold in Lucaya to 220. The community opened in 2006 and will have 364 homes at completion.

Carriage homes to be built include two- and three-bedroom floor plans ranging from 1,750 to 2,387 square feet of air-conditioned living space. Coach homes have three-bedroom floor plans with 2,034 to 2,587 square feet of airconditioned living space.

While Lucaya's popular garden homes are sold out, the nearby Taylor Morrison community of Tortuga has garden homes available. The Pembroke and Stonington garden homes both offer 1,508 square feet of air-conditioned living space with two bedrooms and two baths, an open floor plan, great room, dining room, breakfast nook and den.

Lucaya's 100-acre property includes 51 acres of preserve and is located off McGregor Boulevard with easy access to the Fort Myers downtown business district and beaches. Lucaya features a private Island Beach Club, a resort style pool and spa, sandy beach areas, clubhouse and fitness room.
