Mirasol at Coconut Point: live, play, shop

Development is within walking distance of the new Coconut Point mall

He looked at advertisements and visited a fair share of communities. But the Massachusetts resident said it was a trip to the Coconut Point Mall that led him to discover the right place so close by -- Mirasol at Coconut Point.

"It's an ideal location," Fenton said. "It's close to the mall. It's close to the beach. I think it's a fabulous deal."

Indeed, the walking distance to the mall and proximity to other attractions are attracting buyers to the gated community, whose development team is ALV Coconut Point, LLP. Pompano Beachbased Current Builders, which completed Positano Place in Naples, is handling construction.

Mirasol will have 224 units upon completion, said Marc Ferris, sales associate for the development. Twenty-eight buildings, mostly garden style condos and carriage flats, and three lakes with fountains will occupy the 23-acre strip, bordered on the back by a tree line. Some units in at least half of the buildings have a pool or lake view.

"We're a boutique developer," Ferris said. "This is unique, for this development in this community. We viewed it as the best use of the land and that location."

"They (buyers) love that the new mall is growing and they can walk over and take advantage of the restaurants," he said. "The location is No. 1."

The buildings of Mediterranean architecture have six to 10 units of one to three bedrooms. Just two buildings have six units, according to the community's online site, and one of 10 units overlooks the resort-style pool and spa. "The great majority of the buildings have eight units," Ferris said.

Construction has begun on the four buildings along each side of the community's entrance and the clubhouse and pool area. All 34 units in those buildings have sold out, Ferris said, and five of Mirasol's six floor plans are represented.

End units, including those on the second story, have sold well. "Our market research shows that there is a greater market for the two and three bedroom," Ferris said.

Buyers have been those interested in second homes for seasonal stays and others, such as retirees, seeking full-time residency. The semi-retired Fenton said he, his wife and four children likely will spend four to five months out of the year at their second-floor, two-bedroom unit with pool view.

The one-bedroom, one-bathroom Ginger I model -- the lone one-bedroom plan -- is 910 square feet under air and priced at $250,900. The most spacious design, the three-bedroom, two-bathroom Violeta, is 1,631 square feet under air and $413,900. Residences come with an attached garage.

Interior features include stainless steel appliances, granite countertops and hard maple cabinetry in the kitchen and bathrooms

and tile flooring in the kitchens, bathrooms and living and dining areas.

Community fees vary according to number of bedrooms, Ferris said, adding, "We have competitively low fees in the area."

The community clubhouse has rooms for meetings and social gatherings, and a fitness salon will provide cardio and strength training equipment. A lighted tennis court will be at the rear of the site.

Models of four floor plans will be completed this month.
