First penthouse model opens in Esperia at Bonita Bay

COURTESY RENDERING The first penthouse model has opened on the 26th floor of Esperia South at Bonita Bay, a 27-story highrise developed by The Lutgert Companies. The two-bedroom-plus-den, three-bath Penthouse 202 has 2,310 square feet of interior space, complemented by a screened terrace.

The floor plan was designed to serve as a vacation retreat or a permanent home, with a great room facing Estero Bay and the Gulf of Mexico, and three bedrooms that provide opportunities for customizing to meet the owners' needs.

The great room's conversation area is bordered by a wall of glass, which overlooks the water, and a solid wall that has been finished as an entertainment center. The adjoining dining room has a coffered ceiling. Sliding glass doors from both rooms open onto the terrace, which is equipped with a summer kitchen including an electric grill.

The kitchen has granite counters, a side-by-side refrigerator, a gas cooktop and breakfast bar. The den can serve as an office/lounge, a guest room/library, or all four. A full bath right outside its entrance increases its potential as a multipurpose space.

The master suite, located at the front of the residence, shares the Gulf view and includes a reading area. The master bath floor is marble, the shower door is mitered and there is a soaking tub. The second bedroom is a guest suite with its own bathroom and double closet. The laundry room has a large capacity washer, dryer and sink, built-in cabinetry and shelving. Marc-Michaels Interiors of Winter Park furnished the model with a coastal theme underscored with West Indies accents.

Penthouse 202 is equipped with nine-foot sliding doors made of impact-resistant, tinted glass. Eight-foot, solid core, raised-panel doors have antique brass door levers. Structured wiring with high-speed voice/data/ video cabling is included.

Esperia's amenity complex includes a heated, lagoon-style pool, oversized whirlpool and an outdoor bar with screened cabana and fireplace. Inside, there's a clubroom with bar and catering kitchen, 11-seat mini-theater, billiard room and fully-equipped fitness center. The complex also has four suites for overnight guests, the manager's residence and a staffed lobby.

Penthouse 202 has been sold and is available for viewing through October 2009. Five designer-furnished model residences are open at Esperia South, and others are planned. Available homes, which range in size from 2,020 to 2,730 square feet, are priced from $816,000 to $1,750,000. Homes are available for immediate occupancy.

Sales also are under way at Tavira, The Lutgert Companies' sixth Bonita Bay high-rise, which is scheduled for completion during fall 2009. The Lutgert Companies plans a total of eight high-rises at Bonita Bay.

Bonita Bay has 12 miles of biking and walking paths, three waterfront recreational areas on site and a private beach club on the Gulf of Mexico. Bonita Bay Club has two clubhouses, an 18-court tennis and swim center, a fitness center and 90 holes of championship golf, including three Arthur Hills-designed courses within the community and two Tom Fazio-designed courses nearby.

The Marina Club, which provides direct access to the Gulf via the Imperial River and Estero Bay, has a full-service marina and storage for 420 boats, as well as waterfront dining and social, educational and travel activities.

Esperia South was named 2008 Pinnacle Awards Community of the Year by the Lee Building Industry Association. Bonita Bay was included among Travel + Leisure Golf's top 100 golf communities in America in 2008, LINKS Magazine's 2006-07 and 2007-08 lists of America's 100 Premier Properties and Golf Connoisseur's 2007 list of the top 40 golf communities in America.
